About Electrical Inspections

When buying or selling homes, most deals require a house inspection to determine whether any concerns with the safety of a home. Since most home inspections are only about 1-3 hours long and include the entire house, not just the electrical components, a general home inspection may miss some vital errors in an electrical system.

FAQ

Do I need an Electrical Inspection for my home?

Most of the home’s electrical system is either hidden behind walls or covered to prevent shock or damage. As a result, most signs of damage or improper installations go unnoticed until a problem occurs. On top of being concealed, the NEC changes to provide up-to-date safety regulations. Due to this, we recommend having annual inspections of your home, similar to your generators or HVAC air filters. You can help prevent fire damage by learning the warning signs in your house could be showing.

What does an Electrical Inspection Consist of?

An electrical inspection entails a detailed assessment of your electrical service to determine whether the components and devices meet today’s standards of safety according to the current National Electrical Code (NEC). During the assessment, we take a look at your main electrical panel, the wiring within your home, and any other devices that may pose a fire hazard. Once a review of your system has been performed, we will provide a report to explain the condition of your system and provide the best next steps to remove any potential risks of an electrical fire.

Is getting an Electrical Inspection of my home worth it?

Electrical inspections prevent problems before they become an issue or inconvenience. Get peace of mind knowing your family and home are safe from any electrical hazards. If you wait until an issue arises before getting it taken care of, it may result in larger repairs needed or worse.

DO I HAVE AN OUTDATED OR UNSAFE ELECTRICAL SYSTEM?

  • Take a glance at the main electrical box. An older panel means older wires.
  • Visually inspect your sockets, switches, and lights. Just like the panel, if you have older or discolored sockets then it’s more than likely there is old wiring behind them. Keep in mind this isn’t the most reliable sign since remodelers tend to swamp out all the old switches, lights, and outlets before selling a property without doing any rewiring.
  • Grounding System: Even if proper grounding is not present in your electrical system the home will still continue to work properly with no signs until a shock is felt when touching metal or appliances are damaged. If you still have outlets with 2 prongs instead of 3, your house may be ungrounded.
  • If you find wires with damage from rodents then its likely to be found throughout the house wiring and not just in one spot
  • Breakers or outlets that are warm to touch from excessive currents being drawn could mean your electrical system is being overloaded
  • If you’ve upgraded any electrical appliances/systems or if your home has been renovated
  • When buying or selling a home
  • Buzz noises coming from outlets or switches

If you notice any of these signs in your home, you may want to consider getting an electrical inspection done to determine the safety of your home
